Located on the fringes of the beloved hillstation of Mussoorie, Aspen Heights is sequestered on a quaint private road, that promises unmatched solitude. The home itself has been thoughtfully built up, right from nothing. It has been mindfully moulded around nature with not even a single tree being torn down in the making. What is noteworthy is that although it is wrapped in pure serenity, dense forests and ethereal views, this holiday home ensures great connectivity to Mussoorie’s famed attractions. 

The soothing muted palette that follows throughout the home effortlessly complements the greens on the outside. Days here are punctuated by relishing the piping hot morning cups of coffee on the terracotta terraces and nights end under a thick blanket of twinkling skies. Wildlife spottings are not uncommon, making it perfect for birding and nature enthusiasts. All in all, the luxurious fittings coupled with the abundant foliage, make this villa an unforgettable experience in itself.

The Space:

BEDROOMS
- There are 5 spacious bedrooms and 1 family suite. All the bedrooms are on the lower ground level 1 and the family suite is on the lower ground level 2.
- All bedrooms, including the suite, offer a heater, Wi-Fi access, wardrobe, ensuite bathroom and overlook the surrounding valleys and hills. 
- All the bedrooms have king-sized beds and the family suite has 2 king-sized beds. 
- Pedestal fans and table fans can be provided on request. 

BATHROOMS
- There are 6 attached bathrooms. 
- All bathrooms have geysers, towels and basic toiletries.

COMMON AREAS
- The home opens up to an expansive drawing room on the ground floor that is furnished with plush sofa-sets that can seat up to 14 people. 
- It is equipped with a myriad of amenities including a heater, Wi-Fi access and a CCTV camera for security purposes.
- The dining area is a component of the living room and can comfortably accommodate up to 7 people. 
- There is another cosy living room on the lower ground level 2, which is a part of the family suite. It features ample seating arrangements. 
- The exteriors of the property feature scenic terracotta terraces, both on the ground floor, offering stunning views of the mountains and hills. 
- One of them also features a huge bonfire pit, perfect for spending time with your loved ones and enjoying an evening in. 
- The property premises also boasts a covered verandah, overlooking the stunning landscapes of the mountains and the valleys. 

KITCHEN
- There is a kitchen and a kitchenette which is a part of the family suite. 
- Guests may use the kitchen to prepare their own meals at an additional cost of Rs. 2000 per day. 
- It is equipped with a microwave, gas stove, oven, refrigerator, water purifier, toaster, induction plate and a mixer-grinder. 
- Crockery and cutlery are also available.
- The kitchenette is equipped with a refrigerator, microwave, crockery and cutlery. 
- Cooking and consumption of non-vegetarian food is allowed. 

FOOD
- Guests choose to eat out or order in from nearby restaurants. 

The guests have access to the entire villa except for the owner’s residence. In response to the COVID-19 pandemic, guests may have restricted access to any shared amenities.

INTERACTION WITH GUESTS
The host is present at the property and is always accessible. A trained and responsible caretaker is also present at the property to resolve any concerns and help you have a perfect stay. The caretaker will be available from 7 AM to 9 PM. 

STAFF ACCOMMODATION
We can provide accommodation for 4 staff members at an additional cost of Rs. 1000 per person, per day, excluding meal charges. 

ACTIVITIES
Promising to be a serene getaway amidst lush green oak forests and plunging valleys, this holiday home is a beautiful mix of amenities.  Snuggle with a book to read, as you reconnect with nature. Devour a warm meal around the bonfire. Venture out and explore the nearby treks and trails.

ADD-ON SERVICES
- Bonfire can be arranged at an additional cost of Rs. 4000 for a duration of 4 hours. An additional Rs. 1000 will be levied for every subsequent hour. 
- Iron can be provided on request. 
- Pick-up and drop facilities can be arranged, at an additional cost. 
- Prices may vary subject to availability and peak season rates.

HOME TRUTHS
While we do promise you a welcoming home and a great stay, here are a few things we’d like to mention so as to ensure there are no unpleasant surprises later!
- Kindly note that there is a separate entrance for the family suite. 
- Kindly note that there are loads of steps leading up to the property, and may not be suitable for young children and senior citizens. 
- All-male groups are not allowed.
- This is not a pet-friendly property.
- We are unable to offer power backup, however, there is an inverter power bulb in all common areas.
- All mobile networks work fairly well here.
- Cooking and consumption of non-vegetarian food is allowed.
- Please be mindful and keep noise to a minimum after 10 PM. Loud music after 10 PM is strictly not allowed and is an enforceable rule. A fine of Rs. 10,000 will be levied in case of a violation of this rule. 
- There are CCTV cameras that capture the external areas and the common areas for security purposes. 
- Guests can stay connected with complimentary Wi-Fi. Network is subject to availability at any given time.
- There are around 10-15 stairs inside the property premises.

HOUSE RULES
- Alcohol consumption is allowed in the common areas only. 
- Smoking is allowed in the exterior areas of the villa only. Smoking indoors is strictly not permitted. 
- Guests are earnestly requested to treat the home with care.

POLICIES
- The full payment must be made for your booking to be confirmed.
- The number of guests must not exceed the count mentioned at the time of booking.
- Only the guests who have been accounted for are allowed at the villa.
- All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
- All foreign nationals must be able to share their passport and visa details prior to their stay.
- Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
- Any illegal activity - including but not limited to prostitution and the use of narcotics - is strictly not permitted.
- Any commercial activity is strictly not permitted.
- A refundable deposit may be collected before check-in. 
- This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.
