The villa is surrounded by serene and uninterrupted greenery that is perfect for unwinding from urban life. Stroll through the surrounding valleys as you inhale pure air from the valleys of Ooty. The villa's cosy interiors make you spend every moment inside as the solitude it offers is simply unmatchable. Whether it’s enjoying a lavish breakfast spread or a cozy dinner with loved ones, the lawn is perfect in every sense for every occasion. There are a plethora of indoor and outdoor games that one can play during the stay. Brook’s Retreat is perfect for those looking for a break in the mountains.

- It is equipped with a king-sized bed, TV, Wi-Fi, heater, a spacious wardrobe and a single bed for an extra person.
- This room opens up to an attached bathroom equipped with a geyser for hot water, towels and basic toiletries. 

BEDROOM 2

- It is equipped with a king-sized bed, TV, Wi-Fi, heater, a spacious wardrobe and a single bed for an extra person.

LIVING ROOM 
- The living room of this property is filled with Ooty’s blissful and calming winds along with its cosy ambiance. 
- The living room can accommodate up to 10 people easily.
- The living room is equipped with a heater, mosquito repellent, a portable music system, TV, and WiFi

DINING AREA 
- The dining area is located within the living room and is equipped with a TV.
- It can seat up to 6 people. 

KITCHEN
- Guests do not have access to the villa kitchen.
- It is equipped with a microwave, gas stove, electric kettle, refrigerator, dishwasher, toaster, induction plate and a mixer-grinder. 
- Crockery and cutlery are available.

LAWN 
- Walk through blissful gusts of wind over soft untouched grass in the backdrop of the valley in the lawn.
- The lawn can seat up to 6 people.

ADD-ON SERVICES
- Breakfast is complimentary.
- Barbecue kit is available at an additional charge.
- The costs for the aforementioned food and beverage offerings and events are subject to an 18% GST charge.
The heater can be used at an extra cost of Rs. 300 per person. 
- Amenities such as indoor games, torches, iron and medical kits can be accessed by the guests at no extra charge.

PET POLICY
- Pets are welcome at this property. However, as a standard pet policy, we allow only up to 2 pets at an additional charge of Rs. 1000 per night.
- In the villa, pets are not permitted on beds, futons, chairs, couches, or blankets.
- Please clean up after your pets, both in the villa and outside in the lawn/garden area.
- As a preventive measure, pets will not be allowed inside the kitchen as there may be a possibility of pet hair falling in the food.
- Please carry your pet’s favourite blanket, as the towels/blankets at the villa will not be accessible to them.
- Guests are advised to groom their pets, prior to arrival, especially if they are prone to shedding, as pet hair can be difficult to remove.

POLICIES
- The full payment must be made for your booking to be confirmed.
- A refundable deposit may be collected before check-in. 
- This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.
- The number of guests must not exceed the count mentioned at the time of booking.
- Only the guests who have been accounted for are allowed at the villa.
- All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
- All foreign nationals must be able to share their passport and visa details prior to their stay.
- Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
- Any illegal activity - including but not limited to prostitution and the use of narcotics - is strictly not permitted.
- Any commercial activity is strictly not permitted.
