BEDROOMS
- There are 4 bedrooms - 3 on the ground floor, 1 on the first floor. 
- AC, WiFi, TV, heater and attached bathrooms are offered in all rooms.
- All rooms have king-sized beds.
- There is a fireplace and an attached balcony in the room on the first floor. 

BATHROOMS
- There are 4 bathrooms in the villa - all attached.
- All bathrooms have geysers, towels and basic toiletries.

COMMON AREAS
- There is a living room on the first floor. 
- The living room seats 9 people and offers WiFi and a music system. 
- There are 2 dining rooms offering comfortable seating for up to 8 and 6 people respectively. 
- There is a lawn with seating for up to 12 people.

KITCHEN
- Guests may use the kitchen to prepare their own meals. 
- It is equipped with a microwave, a gas stove, an oven, a refrigerator, a water purifier, a toaster, an induction plate and a mixer-grinder. 
- Crockery and cutlery are available.

GUEST ACCESS
The guests have access to the entire villa.

INTERACTION WITH GUESTS
The host is not present at the property but is always accessible via call or message. A trained and responsible caretaker is present at the property to resolve any concerns and help you have a perfect stay. 

FOOD
- A complimentary breakfast is offered. 
- All other meals can be provided in-house at an additional cost.
- Guests can access the kitchen to prepare their own meals.
- They can also eat out in nearby restaurants like Empire Restaurant, Robber’s Cave Canteen and Guts & Glory. 

STAFF ACCOMMODATION
We are able to provide accommodation for your personal staff at an additional cost.*

ACTIVITIES
Within the property, guests can play indoor games like cards and ludo. Guests can take a peaceful walk nature and embrace its beauty or gather around the fireplace. They can also request for a bonfire to be lit up. 

HOME TRUTHS
While we do promise you a welcoming home and a great stay, here are a few things we’d like to mention so as to ensure there are no unpleasant surprises later!
- This property is not suitable for pets. 
- There are 2 resident dogs present at the same property. 
- There are CCTV cameras installed in the kitchen, verandah, dining area, parking area and outdoors for security purposes.   
- In case of a power outage, the generator can support AC, lights, fans and geysers while the inverter can support lights and fans for up to 1 hour. 
- The caretaker stays in the premises of the same property. 
- WiFi, although it is subject to network availability at any given time.
- Mobile networks such as Jio/Airtel/Vi work fairly well here.

ADDITIONAL COSTS
- Lunch and dinner can be provided in-house at an additional cost.
- The fireplace can be used at an additional cost of Rs.500 per use. 
- Bonfire can be arranged at an additional cost of Rs.1000 per use. 
- Up to 2 drivers can be accommodated at an additional cost of Rs.1200 per person, per day. The price is not inclusive of the meals. 
- The property can be used for photoshoots, within the check-in and check-out times and not beyond 9 PM, at an additional cost of Rs. 10,000.

HOUSE RULES
- Loud music is not allowed post 10 PM.
- Smoking is allowed only outdoors.
- Guests are earnestly requested to treat the home with care.

POLICIES
- The full payment must be made for your booking to be confirmed.
- The number of guests must not exceed the count mentioned at the time of booking.
- Only the guests who have been accounted for are allowed at the villa.
- All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
- All foreign nationals must be able to share their passport and visa details prior to their stay.
- Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
- Any illegal activity - including but not limited to prostitution and the use of narcotics - is strictly not permitted.
- Any commercial activity is strictly not permitted.
- A refundable deposit may be collected before check-in.
- This entire amount is refunded within five working days, provided the total number of guests does not increase and the check-out time is adhered to.
