A dedicated media room awaits you, equipped with a top-of-the-line home theatre system, making it the perfect space to immerse yourself in your favourite movies and series. Complementing these are the family lounge room and entertainment areas, complete with a pool table, table tennis, carrom, ludo and cards, ensuring there's never a dull moment during your stay. Private, expansive balconies grace our villa, affording breathtaking views of the indoor pond, the sparkling pool, and the idyllic gazebo. The balconies serve as your personal retreat for moments of quiet contemplation, whether it's savouring a book or enjoying a revitalising morning coffee. 

Outside, a meandering walking path winds through this lush oasis, providing an ideal setting for a serene morning stroll and allowing you to deeply connect with nature while finding inner peace. This room opens up to an ensuite bathroom equipped with a geyser, hairdryer, bathtub, shower cubicle, towels and toiletries. 

BEDROOM 2
This is a tastefully furnished bedroom on the ground floor of the property, that directly opens up to the garden and the lake. 
The bedroom is equipped with a king-size bed, AC, TV, Wi-Fi, wardrobe, tea-coffee maker, seating area and an extra mattress.
This room opens up to an ensuite bathroom equipped with a hairdryer, shower cubicle, geyser, towels and toiletries. 

BEDROOM 3
This is a tastefully furnished bedroom on the first floor of the property, that opens up to a private balcony overlooking the pool & waterfall.

BATHROOMS
There are 5 attached bathrooms and 2 powder rooms - one on the ground floor and one on the first floor. 
All bathrooms have geysers, towels and toiletries.
Jacuzzi and bathtubs are offered in a few of the bathrooms. 

LIVING ROOM 1
As soon as you step inside the premises of the property, you will be left in awe - be it with the tall ceilings or the elegant furnishings. 
The home opens up to an extravagant living room on the ground floor, replete with plush furnishings for up to 15 people. 
The living room is equipped with a variety of amenities including Wi-Fi access, AC, portable music system and a chandelier. 

LIVING ROOM 2
The openness and the grandness of this home oozes throughout the property. The second living room on the first floor is no exception.
The living room is complete with a plethora of services including an AC and Wi-Fi access. 
The contemporary-style furnishings can seat up to 7 people. 

DINING AREA 
There are two dining areas - 1 on the ground floor and 1 on the first floor. Each dining area is a part of its respective living area. 
It can seat up to 8 people and 6 people respectively. 

LAWN 
The entire premises of this huge 1-acre estate boasts a wrap-around landscaped garden, dotted with over 20,000 tree plantations. 
The lawn is 25,000 sq. ft. in size and is perfect for hosting events, and features ample seating arrangements. 

GARDEN WALKWAY
There is a garden walkway apt for kids to have a gala time.

The entire property is encircled with a walking path along with a 110 ft. pond, long waterbody with a gurgling waterfall. 

ARTIFICIAL LAKE 
The centrepiece and the focal point of this rather distinct holiday home is this artificial lake, 110 ft. in size, that adds to the visual appeal. 
Replete with a waterfall that lights up during the evenings and a wooden bridge, this embellishment makes the home truly one of a kind!
Featuring a gazebo that is cloaked in fairy lights and is lit up during the evenings, it further adds to the ambience of the property. 

WATERFALL
One gurgling waterfall is connected to a long lake and the other one is connected to the pool having the stunning look of natural fall.

EXTERIOR AREAS 
As sumptuous and spacious as the indoors, enter the premises of this stunning abode and find yourself literally in the lap of luxury.
Get greeted by a beautiful waterfall left at the start and find yourself surrounded by greenery on either side. 
The outdoors also offers a great place to engage in some fitness activities whether it be morning yoga sessions or a walk on the dewy grass.

KIDNEY-SHAPED POOL 
Make your way to a one-of-a-kind 8-shaped swimming pool, with its private waterfall alongside a pool deck. 
Furnished with pool loungers, and featuring a sunken poolside bar, the pool is the perfect hangout spot!
The pool is 20x40 ft. in size and 4.10 ft. in depth. Guests have access to the pool from 8 AM to 10 PM. 

MINI-THEATRE ROOM 
The ground floor of the home boasts a sectioned lounging space, furnished with comfortable and vibrant seating arrangements.
It can seat up to 7 people and is complete with a projector and JBL Soundbar set-up. 

KITCHEN
Guests do not have access to the villa kitchen. 
It is equipped with a water purifier, dishwasher, toaster. crockery and cutlery.
Consumption of non-vegetarian food is not allowed. 

ADD-ON SERVICES
- All vegetarian meals are available in-house at an additional cost.
- A barbecue kit/grill is available at an extra cost. 
- The costs for the aforementioned food and beverage offerings and events are subject to an 18% GST charge.
- Bonfire can be arranged at an additional cost of Rs. 500 per session. 
- Prices may vary subject to availability and peak season rates.
- In case of visitors, there's a mandatory charge of Rs. 1000 plus taxes, per person, per day, for up to 4 hours.

HOME RULES AND TRUTHS
- Outside food is strictly not allowed.
- All-male groups are not allowed. 
- The road leading up to the villa may not be concrete.
- Hookah is strictly prohibited
- Outside vendors for services like decor, DJ, catering, singing, bartending, and spa are strictly not allowed.
- Guests do not have access to the terrace and kitchen.
- This is not a pet-friendly property. This is a wheelchair-friendly property. 
- In case of a power outage, the generator can support all the appliances for up to 24 hours. 
- All mobile networks work fairly well here.
- Consumption and ordering-in of non-vegetarian food is not allowed.
- Please be mindful and keep noise to a minimum after 10 PM.
- There are CCTV cameras that capture the external areas and living room for security purposes. 
- The caretaker stays on the premises of the same property. 
- Guests can stay connected with complimentary Wi-Fi. Network is subject to availability at any given time.
- Alcohol consumption is allowed. Please do not carry food/drinks in and around the pool. 
- Smoking is allowed only outdoors. 
- Children should be supervised while they are in or around the pool.
- The swimming pool may not be operational from November to March due to the low temperatures during the winter.
- We urge you to wear swimming attire in the pool and kindly shower before entering.
- Guests are earnestly requested to treat the home with care.

POLICIES
- The full payment must be made for your booking to be confirmed.
- The number of guests must not exceed the count mentioned at the time of booking.
- Only the guests who have been accounted for are allowed at the villa.
- Every guest must provide original government-issued photo IDs for verification and submit copies before check-in.
- The property will only permit guests who submit their photo IDs.
- All foreign nationals must be able to share their passport and visa details prior to their stay.
- Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
- Any illegal activity - including but not limited to prostitution and the use of narcotics - is strictly not permitted.
- Any commercial activity is strictly not permitted.
- A refundable deposit may be collected before check-in. 
- This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.
- Please note guests must pay a mandatory refundable security deposit of Rs. 25,000 if they host any function or if the number of day visitors exceeds 10 individuals.
